$5,000 offered for approved tenants locating to Victorville center

Mr. Joseph W. Brady, CCIM, SIOR, and President along with Mr. Paul A. Casilla, Senior Leasing and Sales Associate of Joseph W. Brady, Inc., dba The Bradco Companies, are pleased to announce a $5,000 incentive for those retail or medical tenants that sign a five year lease with approved credit at 12384 Palmdale Road, Victorville. The lease needs to be signed no later than February 28, 2017, to earn the $5,000 credit.

“Our landlord wanted to give our firm and all of our High Desert cooperating commercial brokers an incentive to fill the last four spaces in our center before the end of the first quarter of 2017,” explained Casilla.

“A $5,000 incentive, based on the competitive use with other retail tenants and based on approved credit for a five-year lease can either be applied to rent, tenant improvements or given to the broker representing the tenant, in addition to their normal commission that they earn,” explained Brady.

“It’s like finding money at the holidays, which is a great time to find some extra cash,” said Brady. We work with a very aggressive and a well funded landlord who has a goal of 100 percent occupancy by the end of the first quarter of 2017.

Victorville Village Retail Center, located at 12384 Palmdale Road, Victorville, California, is just east of the newly developed Super Wal-Mart Center, which gross rents are over $3 per square foot, net-net-net, while with rates currently offered by The Bradco Companies are approximately $1.69 per square foot, net-net-net.

Victorville Village Retail Center was originally developed in 2007, and the property consists of approximately 1.64 acres and 19,632 approximately square feet of total space.

Existing tenants include Global Urgent Care of Victorville, El Tejocote Restaurant, Mojave River Academy (Charter School), Dr. Charmaine Earle of Shiloh Medical Center, Palmdale Family Dentistry and Orthodontics, as well as The Nail Studio and M& G Liquor.
